This is a delightful property that will provide a lovely home for a growing family or first-time buyer. Built in 1975 this comfortable house is located about 300 m from the centre of Scotlands’ oldest royal burgh, Tain.

A window above the sink looks out into a workshop (which could continue as such, or the new owner may prefer to convert it to an indoor-outdoor space, subject to suitable permissions). Lined with timber the dining area is attractive with an appealing country feel in keeping with its semi-rural location. There is a glazed door and full-height windows which give a view to the rear of the property.

Upstairs, there are three generously sized and pleasant bedrooms. The master bedroom is well proportioned and has a range of built-in storage and wardrobe space. Two other rooms each offer a good amount of space, and both would make comfortable bedrooms, or one could be easily utilised as a practical and spacious home office.

The landing has additional storage and the family bathroom has a bath with an electric shower over, WC and wash hand basin.

The decor throughout the property is in greys and whites giving it a clean modern look, but there is very much a sense of being in a semi-rural property which makes it feel both attractive, and in keeping with properties of this age in this part of the Highlands.

From the kitchen, the exterior doors lead to a large shed which is currently used as a workshop and tool store, plus a utility room with ample room for white goods, including space for a large chest freezer. A further set of exterior doors is in the living room; these give access to the main area of garden; although this is not large it is delightful and, filled with raised beds, gravel, and a small pond, has been imaginatively designed.

This is a nicely maintained property that has a pleasant friendly atmosphere, which will make an attractive and comfortable home for a small or growing family.

Overlooking the beautiful Dornoch Firth, Tain is a Royal Burgh with its routes going back to before 1066.

Located on the Fearn Peninsula – which is said to have its own climate, including being in an area with the lowest rainfall in the UK – Tain enjoys the benefits of spectacular environs, with the practicalities of being in commuting distance of Inverness and Dingwall to the South. The West Coast, and the far North of Scotland can be reached within 90 minutes, ideal for major tourism routes such as the NC500, and the numerous wildlife, sporting, and historic locations in the area.

The centre of Tain itself is bustling and has many long-established independent shops, together with major supermarkets. There is a strong community and a great sense of pride in the town.

Tain is 35 miles from Inverness and 23 miles from Dingwall. There is a good medical centre, and several primary schools nearby; older pupils attend the renowned Tain Royal Academy. Finally, there are many important tourist attractions nearby including world class golf courses, distilleries, and pristine wild environments.
